I. SCOPE:

A. SCOPE OF SERVICE:

1. TO PROVIDE JANITORIAL SERVICE FOR STATE OWNED AND OR
LEASED BUILDINGS. THE BUILDING SQUARE FOOTAGE STATED IS AN
APPROXIMATE AMOUNT OF SQUARE FOOTAGE FOR BIDDING,
INVOICING AND PAYMENT PURPOSES.

2. BIDDER/CONTRACTOR SHOULD BE AWARE THAT STATE "LEASED"
SPACE IS SUBJECT TO CHANGE. "LEASED" SPACE IS FLEXIBLE,
AS LEASES ARE SUBJECT TO, BUT NOT LIMITED TO ADDENDUMS,
AMENDMENTS, CANCELLATIONS, EXPIRATIONS, ETC.
ALL CONTRACTS FOR SERVICE REGARDING "LEASED" FACILITIES
ARE CONTINGENT UPON THE EXISTENCE OF AN EFFECTIVE "LEASE"
AGREEMENT BETWEEN LESSOR AND THE STATE OF TENNESSEE.
THE TERMINATION AND/OR CANCELLATION OF SUCH CONTRACT
AGREEMENTS ARE SUBJECT TO THE TERMS AND CONDITIONS OF THE
SOLICITATION.

B. BUILDING(S): THE BUILDING(S) WILL BE LISTED BY LINE ITEM
ON THE PRICE SHEET WITH THE APPROXIMATE SQUARE FOOTAGE.

C. FACILITY ADMINISTRATOR: THE FACILITY ADMINISTRATOR AND/OR
FACILITY CONTACT NAME, ADDRESS, AND TELEPHONE NUMBER ARE
LISTED IN THE SOLICITATION.

D. INSPECTION AND WALK THROUGH: IT IS RECOMMENDED THAT
PROSPECTIVE BIDDERS ATTEND A SCHEDULED INSPECTION AND WALK
THROUGH PRESENTATION IN ORDER TO INSPECT THE PREMISES AND
FAMILIARIZE THEMSELVES WITH BUILDING CONDITIONS AND
GROUNDS PRIOR TO SUBMITTING A BID. FAILURE TO ATTEND SUCH
MEETINGS WILL NOT RELIEVE CONTRACTOR FROM LIABILITIES
INCURRED IN EVENT OF DEFAULT IN CONTRACT AGREEMENT.

II. BIDDER/CONTRACTOR REQUIREMENTS:

A. CONTRACTOR QUALIFICATIONS: CRITERIA FOR VENDOR/CONTRACTOR
QUALIFICATIONS ARE DEFINED BY THE TERMS AND CONDITIONS OF
THE SOLICITATION.

B. CONTRACTOR REQUIREMENTS AND RESPONSIBILITIES:

1. CONTRACTOR TO FURNISH ALL EXPENDABLE SUPPLIES (E.G.,
TOILET TISSUE, HAND TOWELS, SOAP, PLASTIC TRASH CAN
LINERS, ETC.), AND CONTRACTOR IS TO DISTRIBUTE AND
INSTALL EXPENDABLE SUPPLIES.

1B. TOWEL SPECIFICATIONS - PAPER, DISPOSABLE, KRAFT OR
BLEACHED WHITE TO FIT EXISTING HOLDERS. ROLLS
OR SHEETS HIGHLY ABSORBENT, SOFT TO THE TOUCH.

1C. SOAP SPECIFICATIONS - LIQUID, PACKAGED TO FIT EXISTING
DISPENSERS. MUST CONTAINS LANOLIN OR EQUAL. HARSH
CHEMICALS NOT ACCEPTABLE.

2. THE CONTRACTOR TO FURNISH ALL CLEANING SUPPLIES (GLASS
CLEANER, DISINFECTANT, POLISH, ETC.); OPERATIONAL MATERIAL
(BUFFER, BROOMS, VACUUM CLEANERS, MOPS, BUCKETS, ETC.);
AND TO SUPPLY ALL LABOR. THE CONTRACTOR IS RESPONSIBLE FOR
SUPERVISION OF CONTRACTOR EMPLOYEES, AND FOR PERFORMING
SERVICE REQUIREMENTS AND SPECIFICATIONS AT THE FREQUENCY
SPECIFIED.

ON THE PRICE SHEET AS TO CONTRACTOR'S RESPONSIBILITY ***

3. THE CONTRACTOR TO HAVE A THOROUGH KNOWLEDGE OF THE VARIOUS
CLEANING TASKS, EQUIPMENT, MATERIALS, AND SUPPLIES TO BE
USED WITHIN THE SCOPE OF THIS AGREEMENT. THE CONTRACTOR IS
EXPECTED TO ACCEPT RESPONSIBILITY AND PROVIDE PERSONAL
SUPERVISION FOR THOSE PERSONS EMPLOYED BY THE CONTRACTOR.

4. ALL SUPERVISORS SHALL HAVE A THOROUGH KNOWLEDGE OF THE
VARIOUS CLEANING TASKS, EQUIPMENT AND MATERIALS SO AS TO
BE ABLE TO PROPERLY TRAIN AND DIRECT EMPLOYEES IN THEIR
INDIVIDUAL TASKS, AND TO MAINTAIN AND CONTROL AN EFFECTIVE
FOLLOW-UP PROGRAM.

5. THE CONTRACTOR SHALL EMPLOY AT ALL TIMES, THE QUANTITY AND
QUALITY OF SUPERVISION NECESSARY FOR THE EFFECTIVE AND
EFFICIENT MANAGEMENT OF CLEANING OPERATIONS.
THE CONTRACTOR SHALL ORGANIZE THE CLEANING SCHEDULE TO
MINIMIZE THE WORK AREAS NEEDING LIGHTING AT ANY ONE TIME
DURING CLEANING. THE CONTRACTOR SHALL PLACE THE HIGHEST
PRIORITY ON ENERGY CONSERVATION AND SHALL COORDINATE ALL
ACTIVITIES WITH THE FACILITY ADMINISTRATOR FOR THE MOST
ECONOMICAL OPERATION OF THE BUILDING EQUIPMENT, MACHINERY,
AND SYSTEMS.

6. CONTRACTOR IS EXPECTED TO PROVIDE FOR EMPLOYEE SAFETY AND
ACCEPT RESPONSIBILITY FOR EMPLOYEE/PERSONAL INJURY DURING
PERFORMANCE OF SERVICE UNDER THIS CONTRACT AGREEMENT.

7. CONTRACTOR IS EXPECTED TO EMPHASIZE SAFETY DURING USE OF
POWERED AND NON-POWERED EQUIPMENT. IN THE EVENT OF
PROPERTY DAMAGE, THE STATE WILL DETERMINE THE EXTENT AND
LIABILITIES OF THE PARTIES INVOLVED.

8. ALL CONTRACT/CONTRACTOR PERSONNEL MAY BE REQUIRED TO SIGN
IN AND SIGN OUT AT THE JOB SITE WITH SECURITY AND/OR
TENANT REPRESENTATIVES AS DESIGNATED BY THE FACILITY
ADMINISTRATOR.

9. EMPLOYEE UNIFORMS: CONTRACTOR TO FURNISH UNIFORMS,
(MINIMUM: SHIRT OR SMOCK) FOR ALL ON SITE EMPLOYEES.
CONTRACTOR'S COMPANY NAME SHALL BE IMPRINTED OR
EMBROIDERED ON SHIRT/SMOCK. INDENTITICATION CARD TO BE
CONTRACTOR FURNISHED AND MUST BE WORN AND VISIBLE AT
ALL TIMES.

10. IF PROPERTY DAMAGE RESULTING FROM CONTRACTORS NEGLIGENCE
HAS TO BE REPAIRED AND/OR REPLACED BY THE STATE; THE
EXPENSE FOR SUCH WORK WILL BE DEDUCTED FROM THE MONIES DUE
THE CONTRACTOR. THE STATE RESERVES THE RIGHT TO PURSUE
CLAIMS FOR DAMAGES THROUGH ANY AND/OR ALL LEGAL MEANS
AVAILABLE TO THE STATE.

11. INSURANCE REQUIREMENTS ARE DEFINED BY THE TERMS AND
CONDITIONS OF THE SOLICITATION.

12. ABSOLUTELY NO EATING, DRINKING, OR SMOKING IN BUILDINGS,
EXCEPT WHERE DESIGNATED.

13. ONLY EMPLOYEES OF CONTRACTOR ARE ALLOWED NO CHILDREN,
FRIENDS, OR UNAUTHORIZED PERSONS ALLOWED ON PREMISES.

14. DO NOT USE TELEPHONES, COMPUTERS, PRINTERS, COPIERS OR
OTHER ELECTRONIC OFFICE EQUIPMENT.

15. ANY EMPLOYEE OF THE CONTRACTOR WHO VIOLATES THESE
REQUIREMENTS SHALL NOT BE PERMITTED ON THE PREMISES AGAIN.

16. NIGHTLY SERVICES SHALL BEGIN AT THE TIME SPECIFIED ON THE
PRICE SHEET. SUPERVISORS AND ALL JANITORIAL STAFF ARE
REQUIRED TO BE ON THE PREMISES AT SPECIFIED TIME. NIGHTLY
DUTIES ARE TO BE COMPLETED BY TIME STATED ON PRICE SHEET.
SHOULD ADDITIONAL TIME BE REQUIRED, FACILITY
ADMINISTRATOR'S APPROVAL SHALL BE NEEDED. HOWEVER, IF ALL
DUTIES ARE COMPLETED BEFORE THE TIME STATED JANITORIAL
STAFF MAY LEAVE.

III. GENERAL SPECIFICATIONS AND SPECIAL REQUIREMENTS, ALL AREAS:

SPECIFICATION REQUIREMENTS AS WRITTEN ARE STATED IN GENERAL TERMS
AND IN REFERENCE TO BUILDING(S) DESIGN, LAYOUT AND/OR CONDITION.
THE LACK AND/OR OMISSION OF DETAILED SPECIFICATIONS DOES NOT
MINIMIZE ACCEPTABLE LEVELS OF SERVICE AND ONLY THE BEST
COMMERCIAL PRACTICES ARE ACCEPTABLE. SERVICES AS DEFINED IN THE
SPECIFICATIONS AS "SPECIAL REQUIREMENTS" MAY BE REQUESTED AT THE
DISCRETION OF THE FACILITY ADMINISTRATOR.

A. DEFINITIONS:

1. "OFFICE AREAS" SHALL MEAN ALL ENCLOSED SPACE USED FOR WORK
AREAS OFF PUBLIC CORRIDOR AREAS. THESE AREAS SHALL INCLUDE
OPEN OFFICE, PRIATE OFFICE, LIBRARIES, CONFERENCE ROOMS,
CLASSROOMS AND OFFICE STORAGE AREAS.

2. "PUBLIC AREAS" - REFERS TO ALL ENTRANCES INCLUDING DOCKS,
LOBBIES, INTERIOR STAIRWELLS, ELEVATORS, CORRIDORS, BREEZE
WAYS AND EXTERIOR AREA OF THE BUILDING.

3. "RESTROOMS AREAS" SHALL MEAN ALL PUBLIC RESTROOMS (BOTH MEN'S
AND WOMEN'S), LOCKER ROOMS AND PRIVATE TOILET ROOMS LOCATED
WITHIN OFFICES.

4. "KITCHENS, CAFETERIAS, BREAKROOMS AND SNACK BAR AREAS" - WHERE
APPLICABLE, WILL BE THOROUGHLY CLEANED DURING EACH DAY OF
SERVICE REQUIRED BY THIS AGREEMENT.

5. DUST MOPS - ALL DUST MOPS TO BE SPECIFICALLY TREATED BEFORE
USE TO AID IN THE REMOVAL OF DUST AND DIRT. AFTER DUST MOPPING
FLOORS ARE TO BE FREE OF LITTER, DEBRIS, AND GRIT. TREATMENT
THAT LEAVES AN OIL FILM ON FLOORS IS PROHIBITED.

6. GLASS CLEANING: "GLASS CLEANING" REFERS TO GLASS AREAS TO BE
CLEANED AS DEFINED IN THESE SPECIFICATIONS AS "GLASS CLEANING"
(I.E., DOOR GLASS, GLASS SHELVES, GLASS PARTITIONS, PICTURES,
BOOKCASES, ETC.).

7. SCRUBBING - IN THE CONTEXT OF THESE SPECIFICATIONS SHALL MEAN
THE REMOVAL OF ALL FOREIGN MATTER FROM A FLOOR BY USE OF A
CLEANING SOLUTION OF WATER AND DETERGENT AND SHALL RESULT IN A
SURFACE FREE OF DIRT, HEEL MARKS AND RESIDUAL CLEANING
SOLUTIONS AND FILMS IN RESTROOMS ONLY.

8. "DAILY SERVICES" DAILY SERVICES (WHEN APPLICABLE) ARE TO BE
PERFORMED ONLY UPON SPECIAL REQUEST, ON SPECIFIED DAYS, EXCEPT
FOR LEGAL HOLIDAYS PROCLAIMED BY THE STATE. NOTE: ON LEGAL
HOLIDAYS PROCLAIMED BY THE STATE, THE CONTRACTOR SHALL NOT WORK
OR RECEIVE PAYMENT FOR DAILY SERVICE EXCEPT BY SPECIAL REQUEST
FROM THE STATE. DAILY SERVICES SHALL BE PERFORMED DURING THE
HOURS STATED ON THE PRICE SHEET. IF SCHEDULED SERVICE FORANY
WORKDAY FALLS ON A LEGAL HOLIDAY OR THE CONTRACTOR IS NOT ABLE
TO PERFORM SERVICES DUE TO WEATHER CONDITIONS, POWER OUTAGES,
OR ANY OTHER CONDITIONS IN THE BUILDING(S) THAT PROHIBITS THE
WORK FROM BEING PERFORMED THIS SERVICE SHOULD BE RESCHEDULED BY
THE CONTRACTOR AND APPROVED BY THE FACILITY ADMINISTRATOR, TO
PERFORMED ON A DIFFERENT DAY OF THAT WEEK. WEEKLY SERVICES
SHALL BE PERFORMED DURING THE HOURS STATED ON THE PRICE SHEET.
THE SCHEDULE FOR PERFORMING WEEKLY SERVICES SHALL BE DEVELOPED
BY THE CONTRACTOR AND APPROVED BY THE FACILITY ADMINISTRATOR.

9. "NIGHTLY SERVICES" ALL NIGHTLY SERVICES ARE TO BE PERFORMED ON
SPECIFIED DAYS, EXCEPT FOR LEGAL HOLIDAYS PROCLAIMED BY THE
STATE. NOTE: ON LEGAL HOLIDAYS PROCLAIMED BY THE STATE, THE
CONTRACTOR SHALL NOT WORK OR RECEIVE PAYMENT FOR NIGHTLY
SERVICE EXCEPT BY SPECIAL REQUEST FROM THE STATE. NIGHTLY
SERVICES SHALL BE PERFORMED DURING THE HOURS STATED ON THE
PRICE SHEET. IF SCHEDULED SERVICE FOR ANY WORKDAY FALLS ON A
LEGAL HOLIDAY OR THE CONTRACTOR IS NOT ABLE TO PERFORM SERVICES
DUE TO WEATHER CONDITIONS, POWER OUTAGES, OR ANY OTHER
CONDITIONS IN THE BUILDING(S) THAT PROHIBITS THE WORK FROM
BEING PERFORMED THIS SERVICE SHOULD BE RESCHEDULED BY THE
CONTRACTOR AND APPROVED BY THE FACILITY ADMINISTRATOR, TO BE
PERFORMED ON A DIFFERENT DAY OF THAT WEEK. WEEKLY SERVICES
SHALL BE PERFORMED DURING THE HOURS STATED ON THE PRICE SHEET.
THE SCHEDULE FOR PERFORMING WEEKLY SERVICES SHALL BE DEVELOPED
BY THE CONTRACTOR AND APPROVED BY THE FACILITY ADMINISTRATOR.

10. "WEEKLY SERVICES" ALL WEEKLY SERVICES ARE TO BE PERFORMED EACH
WEEK, ON SPECIFIED DAYS, EXCEPT FOR LEGAL HOLIDAYS
PROCLAIMED BY THE STATE. NOTE: ON LEGAL HOLIDAYS PROCLAIMED
BY THE STATE, THE CONTRACTOR SHALL NOT WORK OR RECEIVE
PAYMENT FOR WEEKLY SERVICE EXCEPT BY SPECIAL REQUEST FROM
THE STATE. IF SCHEDULED SERVICE FOR ANY WORKDAY FALLS ON A
LEGAL HOLIDAY OR THE CONTRACTOR IS NOT ABLE TO PERFORM SERVICES
DUE TO WEATHER CONDITIONS, POWER OUTAGES, OR ANY OTHER
CONDITIONS IN THE BUILDING(S) THAT PROHIBITS THE WORK FROM
BEING PERFORMED THIS SERVICE SHOULD BE RESCHEDULED BY THE
CONTRACTOR AND APPROVED BY THE FACILITY ADMINISTRATOR, TO BE
PERFORMED ON A DIFFERENT DAY OF THAT WEEK. WEEKLY SERVICES
SHALL BE PERFORMED DURING THE HOURS STATED ON THE PRICE SHEET.
THE SCHEDULE FOR PERFORMING WEEKLY SERVICES SHALL BE DEVELOPED
BY THE CONTRACTOR AND APPROVED BY THE FACILITY ADMINISTRATOR.

11. "MONTHLY SERVICES" ALL MONTHLY SERVICES ARE TO BE PERFORMED
EACH MONTH. IF SCHEDULED SERVICE FOR ANY WORKDAY FALLS ON A
LEGAL HOLIDAY OR THE CONTRACTOR IS NOT ABLE TO PERFORM
SERVICES DUE TO WEATHER CONDITIONS, POWER OUTAGES, OR ANY
OTHER CONDITIONS IN THE BUILDING(S) THAT PROHIBITS THE WORK
FROM BEING PERFORMED THIS SERVICE SHOULD BE RESCHEDULED BY THE
CONTRACTOR AND APPROVED BY THE FACILITY ADMINISTRATOR, TO BE
PERFORMED ON A DIFFERENT DAY OF THAT MONTH. MONTHLY SERVICES
SHALL BE PERFORMED DURING THE HOURS STATED ON THE PRICE SHEET.
THE SCHEDULE FOR PERFORMING SERVICE SHALL BE DEVELOPED BY THE
CONTRACTOR AND APPROVED BY THE FACILITY ADMINISTRATOR.

12. "SEMI-ANNUAL SERVICES" ALL SEMI-ANNUAL SERVICES ARE TO BE
PERFORMED TWICE ANNUALLY. IF SCHEDULED SERVICE FOR ANY WORKDAY
FALLS ON A LEGAL HOLIDAY OR THE CONTRACTOR IS NOT ABLE TO
PERFORM SERVICES DUE TO WEATHER CONDITIONS, POWER OUTAGES, OR
ANY OTHER CONDITIONS IN THE BUILDING(S) THAT PROHIBITS THE WORK
FROM BEING PERFORMED THIS SERVICE SHOULD BE RESCHEDULED BY THE
CONTRACTOR AND APPROVED BY THE FACILITY ADMINISTRATOR, TO BE
PERFORMED ON A DIFFERENT DAY. SEMI-ANNUAL SERVICES SHALL BE
PERFORMED DURING THE HOURS STATED ON THE PRICE SHEET. THE
SCHEDULE FOR PERFORMING THESE SERVICES SHALL BE DEVELOPED BY
THE CONTRACTOR AND APPROVED BY THE FACILITY ADMINISTRATOR.

13. "INCREASES/DECREASES TO SIZE OF CONTRACT" THE STATE RESERVES
THE RIGHT TO INCREASE OR DECREASE, AS NECESSARY, THE AMOUNT OF
SQUARE FOOTAGE TO BE CLEANED AND/OR THE NUMBER OF MAN HOURS
TO BE PROVIDED UNDER THIS CONTRACT. THE STATE SHALL GIVE THE
CONTRACTOR THIRTY (30) DAYS NOTICE, OR IN THE EVENT OF
UNFORESEEN SITUATIONS, AS MUCH NOTICE AS MAY BE PRACTICABLE.

SUCH INCREASES/DECREASES CAN BE OF TWO (2) TYPES:

1) SHORT TERM AND TEMPORARY
2) PERMANENT

14. "SHORT TERM AND TEMPORARY INCREASES/DECREASES" THE STATE
SHALL ISSUE A PURCHASE ORDER RELEASE NOTIFYING THE CONTACTOR
OF THE CHANGE BEING MADE AND AN ESTIMATE, IF KNOWN, OF THE
LENGTH OF TIME THE INCEASE OR DECREASE CONTRACT WILL BE IN
EFFECT.

15. "PERMANENT INCREASES/DECREASES" IN THE EVENT THE STATE FINDS IT
NECESSARY TO MAKE A PERMANENT CHANGE, THE FISCAL IMPACT OF
THAT CHANGE SHALL BE DICTATED BY THE STATES ESTIMATED SQUARE
FOOTAGE AND THE PREDETERMINED SQUARE FOOTAGE CONTRACT PRICE.

16. "CONTRACT NON-PERFORMANCE" IN THE EVENT THAT THE CONTRACTOR
FAILS TO PERFORM ALL OF THE DUTIES AND SERVICES, OR FAILS TO
PROVIDE THE SPECIFIED NUMBER OF MAN HOURS, THE PARTIES HERETO
AGREE THAT SUCH NON-PERFORMANCE AND/OR NON-PROVISION WILL BE
DETRIMENTAL TO THE ACHIEVEMENT OF THE STATE'S GOAL OF
PROVIDING TIMELY AND RESPONSIVE TENANT SERVICES. IT WOULD BE
IMPRACTICABLE AND EXTREMELY DIFFICULT TO FIX THE ACTUAL
DAMAGES SUSTAINED IN THE EVENT OF SUCH SERVICE FAILURE BY THE
CONTRACTOR; THEREFORE, THE AMOUNT OF DAMAGES SUSTAINED SHALL
BE ARRIVED AT BY MULTIPLYING THE SERVICE FAILURE (IN SQUARE
FOOTAGE AND/OR MAN HOURS) BY THE APPROPRIATE UNIT RATE ($ PER
SQ. FT. OR $ PER MAN HOURS). THIS FIGURE WILL BE PRORATED TIMES
THE NUMBER OF DAYS IN THE BILLING CYCLE.

17. "NOTIFICATION" THE FACILITY ADMINISTRATOR, OR HIS DESIGNEE,
SHALL CONTACT THE CONTRACTOR'S SUPERVISOR AND SHALL PROVIDE A
WRITTEN NOTIFICATION OF APPARENT NON-PERFROMANCE. CHRONIC NON-
PERFORMANCE SHALL ALSO BE ADDRESSED BY WRITTEN NOTIFICATION TO
THE CONTRACTOR'S HOME OFFICE THRU THE VENDOR COMPLAINT PROCESS
AND SHALL REQUIRE AN OFFICIAL WRITTEN RESPONSE AS TO THE
CONTRACTOR'S PROPOSED REMEDY.

18. FORCE MAJEURE: THE OBLIGATIONS OF THE PARTIES TO THIS CONTRACT
ARE SUBJECT TO PREVENTION BY CAUSES BEYOND THE PARTIES' CONTROL
THAT COULD BE AVOIDED BY THE EXERCISE OF DUE CARE INCLUDING,
BUT NOT LIMITED TO, ACTS OF GOD, RIOTS, WARS, STRIKES,
EPIDEMICS OR ANY OTHER SIMILAR CAUSE.

B. GENERAL REQUIREMENTS, ALL AREAS:

1. ALL AREAS DETERMINED TO BE "SECURITY AREAS" SHALL ONLY BE
CLEANED UPON REQUEST OF THE FACILITY ADMINISTRATOR AND MAY
REQUIRE THE PRESENCE OF A REPRESENTATIVE OF THE AGENCY.

2. FOR ALL OPERATIONS WHERE FURNITURE AND EQUIPMENT MUST BE
MOVED, NO CHAIRS, WASTE PAPER BASKETS OR OTHER SIMILAR ITEMS
SHALL BE STACKED ON DESKS, TABLES, OR SILLS. UPON COMPLETION
OF WORK, ALL FURNITURE AND EQUIPMENT TO BE RETURNED TO ITS
ORIGINAL POSITION.

3. AFTER SWEEPING AND DUST MOPPING OPERATIONS, ALL FLOORS SHALL
BE CLEAN AND FREE OF DUST STREAKS. NO DIRT SHALL BE LEFT IN
CORNERS, BEHIND RADIATORS, UNDER FURNITURE, BEHIND DOORS, ON
STAIR LANDINGS, ETC.

4. WET MOPPING AND SCRUBBING - ALL FLOORS SHALL BE PROPERLY
PREPARED, THOROUGHLY SWEPT TO REMOVE DIRT AND DEBRIS, AND TO
INCLUDE THE REMOVAL OF GUM, TAR, AND SIMILAR SUBSTANCES FROM
THE FLOOR SURFACE. THE FLOOR SHALL BE CLEAN AND FREE OF DIRT,
WATER STREAKS, MOP MARKS, STRINGS, ETC. AND PROPERLY RINSED
AND DRY MOPPED TO PRESENT AN OVERALL APPEARANCE OF
CLEANLINESS. ALL SURFACES SHALL BE DRY AND CORNERS, CRACKS,
AND CREVICES CLEAN.

5. DUSTING - DUST SHALL NOT BE MOVED FROM PLACE TO PLACE, BUT
REMOVED DIRECTLY FROM THE AREAS IN WHICH IT LIES AND BY THE
MOST EFFECTIVE MEANS (I.E., APPROPRIATELY TREATED DUST
CLOTHS, VACUUM, ETC.) WHEN DOING HIGH CLEANING, DUST SHALL NOT
BE ALLOWED TO FALL ONTO FURNITURE AND EQUIPMENT BELOW. THE
FOLLOWING CONDITIONS SHALL EXIST AFTER THE COMPLETION OF EACH
DUSTING TASK.

A. THERE SHALL BE NO DUST STREAKS.
B. CORNERS, CREVICES, MOLDINGS, LEDGES, WINDOW SILLS, WINDOW
SHADES/BLINDS AND ETC. SHALL BE DUST FREE.
C. THERE SHALL BE NO OILS, SPOTS, OR SMUDGES ON DUSTED
SURFACES CAUSED BY DUSTING TOOLS.
D. WHEN INSPECTED THERE SHALL BE NO TRACES OF DUST ON ANY
SURFACE.

6. DAMP WIPING - THIS TASK CONSISTS OF USING A CLEAN DAMP CLOTH
OR SPONGE TO REMOVE ALL DIRT, SPOTS, STREAKS, AND SMUDGES FROM
WALLS, GLASS, AND OTHER SPECIFIED SURFACES AND THEN DRYING TO
PROVIDE A POLISHED APPEARANCE. THE WETTING SOLUTION SHALL
CONTAIN AN APPROPRIATE CLEANING AGENT. WHEN DAMP WIPING IN
TOILET AREAS, A MULTI-PURPOSE (DISINFECTANT-DEODORIZER)
CLEANER SHALL BE USED.

7. BRIGHT METAL POLISHING - MAY BE PERFORMED BY DAMP WIPING AND
DRYING WITH A SUITABLE CLOTH PROVIDED A POLISHED APPEARANCE IS
OBTAINED BY THIS METHOD. HOWEVER, IF A POLISHED APPEARANCE
CANNOT BE PRODUCED, AN APPROPRIATE METAL POLISH SHALL BE
USED.

8. PORCELAIN WARE CLEANING - PORCELAIN FIXTURES (DRINKING
FOUNTAINS, WASH BASINS, URINALS, TOILETS, ETC.) SHALL BE
CLEAN AND BRIGHT; THERE SHALL BE NO DUST, SPOTS, STAINS, RUST,
ENCRUSTATION, OR EXCESS MOISTURE. WALLS AND FLOORS ADJACENT
TO FIXTURES SHALL BE FREE OF SPOTS, DRIPPINGS, AND WATERMARKS.

C. JANITORIAL REQUIREMENTS, ALL AREAS

THE AREAS TO BE COVERED UNDER THE JANITORIAL REQUIREMENTS OF
THIS CONTRACT ARE OUTLINED IN THE SPECIFICATIONS AND INCLUDE
ALL OF THE FOLLOWING:

1. PUBLIC AREAS;
2. RESTROOMS;
3. OFFICE AREAS;
4. DAYTIME CUSTODIAN SERVICES; AND
5. EMPLOYEE SNACK BAR.

SERVICES TO BE PERFORMED BY THE CONTRACTOR'S EMPLOYEES SHALL
INCLUDE, BUT NOT BE LIMITED TO, THE SERVICES AS OUTLINED IN THE
SPECIFICATIONS. UNLESS OTHERWISE STATED BY THE FACILITY
ADMINISTRATOR, THE FOLLOWING CLEANING SERVICES SHALL BE
PERFORMED AS OUTLINED IN THE SPECIFICATIONS. IF THE CONTRACTOR
FAILS TO PERFORM THE MINIMUM REQUIREMENTS AS SCHEDULED THE
FACILITY ADMINISTRATOR MAY DEDUCT THE CUSTODIAL LABOR RATE
TIMES NUMBER OF HOURS REQUIRED TO PERFORM THE TASK FROM THE
CONTRACTOR'S MONTHLY INVOICE.

D. DAILY/NIGHTLY SERVICES TO BE PERFORMED EACH DAY OR NIGHT.

*** PUBLIC AREAS ***

WASTE RECEPTACLES
1. EMPTY SAND URNS AND WASTE PAPER RECEPTACLES OF TRASH AND
CIGARETTE BUTTS, REPLACING SAND AND PLASTIC LINERS WHERE
REQUIRED. PLASTIC LINERS ARE TO BE USED IN ALL WASTE PAPER
RECEPTACLES.

2. EMPTY RECYCLING BINS (WHERE APPLICABLE) AS DIRECTED BY THE
FACILITY ADMINISTRATOR. THE EMPTYING OF RECYCLING BINS SHALL
BE PERFORMED NIGHTLY AND SHALL CONSISTS OF: TRANSPORTING THE
RECYCLING BINS FROM THEIR DESIGNATED FLOORS TO THE RECYCLE
PICK UP AREA. EMPTYING THE CONTENTS OF THE BINS INTO THE
CONTAINERS PROVIDED; AND RETURNING THE BINS TO THEIR PROPER
FLOOR AND LOCATION.

3. CONTRACTOR SHALL REPLACE LINER WHEN:
A) LINER(S) CONTAINS ANY OTHER TRASH OTHER THAN DRY TRASH
B) LINER(S) ARE WET

4. CONTRACTOR IS REQUIRED TO HAVE AN EXTRA LINER DRY AND FREE
FROM FOREIGN SUBSTANCE IN EACH RECEPTACLE.

FLOORS:
1. VACUUM ALL CARPETED AREAS INCLUDING ALL CONFERENCE ROOMS
AND (WHERE APPLICABLE) ELEVATORS AND ENTRANCE MATS (RUGS)
2. DUST MOP ALL HARD SURFACE CORRIDORS, ENTRANCE HALLS,
LOBBIES AND. (WHERE APPLICABLE) ELEVATOR FLOORS, INCLUDING
THE FREIGHT ELEVATOR.
3. SPOT CLEAN CARPETS AND WET MOP HARD SURFACE FLOORS AS
REQUIRED TO REMOVE FOREIGN MATTER AND SPILLAGES.
4. SCRAPE GUM AS REQUIRED.
5. *SPRAY BUFF HARD SURFACE ENTRANCE AREAS AND LOBBIES (3)

AND IN GARAGE.

2. SEATS TO BE LEFT IN A RAISED POSITION.
3. CLEAN BRIGHT METAL HARDWARE. HARDWARE SHALL BE CLEANED,

1. CLEAN AND WIPE FREE OF WATER MARKS. NO SCOURING POWDERS ARE
TO BE USED.
